Hospitality at Its Finest: Celebrating Robinsons Hotels & Resorts’ Month of Giving for Good

In September, Robinsons Hotels and Resorts’ Crowne Plaza Manila Galleria and Holiday Inn Manila Galleria showed that true hospitality can extend beyond the confines of their respective properties.

The two international hotels managed by the Intercontinental Hotels Group celebrated a month of “Giving for Good” throughout September, when employees got together to effect positive change in their local communities through volunteer work, taking care of the environment, and raising awareness for personal well-being and health. These efforts were held in conjunction with Robinsons Land’s RLove CSR program, which advocates for greater employee volunteerism and engagement as it takes on social welfare projects for the benefit of Filipino communities.

Robinsons Malls Intensifies Its Commitment to Carbon Reduction with Renewable Energy

As the country’s energy sector transitions toward greater sustainability and a low-carbon future, Robinsons Malls demonstrates its environmental, social, and governance commitment by growing its solar energy portfolio to just over 30 megawatts, further cementing its position as the country’s largest mall operator powered by solar energy.

This year, the mall operator installed solar rooftop projects in Robinsons Place Santiago in Isabela and in Robinsons Place Butuan in Agusan del Norte, its 22nd and 23rd malls, respectively, to harness solar power.

Robinsons Place Santiago’s solar project helps lessen the mall’s dependence on the distribution system of the Isabela-I Electric Cooperative Inc. (ISELCO I), which can be used to power up other establishments.

The mall’s solar project is composed of 5,598 solar panels and 37 solar inverters with an installed capacity of 2,091 kilowatts-peak (kWp).

Since its solar power operations began in April, Robinsons Place Santiago has generated a total of 519,871 kWh of clean power, equivalent to 368 metric tons of avoided CO2 emissions or the amount of greenhouse gases sequestered through the planting of 6,092 trees.

Meanwhile, Robinsons Place Butuan has an installed total capacity of 1,296.00 kWp. The mall is in Butuan City, the center of commerce and trade of the CARAGA Region, and serves the provinces of Agusan del Norte, Agusan del Sur, Dinagat Islands, Surigao del Norte, and Surigao del Sur in northeastern Mindanao.

Since the start of operations in June, the Butuan solar project has generated 317,536 kWh, equivalent to 225 metric tons of avoided COemissions, or the planting of 3,721 trees.

Robinsons Malls embarked on its journey to shift to clean energy in 2015, aiming to reduce its energy consumption and lower its dependence on the grid. By generating its own electricity through the solar rooftop projects, the mall operator can lower its carbon footprint and generate efficiencies for the company in the future.

The mall operator’s efforts to move into clean, renewable energy are also helping the country realize its potential to become a leader in sustainability across Southeast Asia.

Even amid the COVID-19 pandemic, Robinsons Malls never wavered in its commitment to reduce its carbon footprint and contribute to wider government efforts to shift to clean energy.

In 2020, Robinsons Malls pressed on with the installation of solar projects in eight malls, namely in Jaro, Pavia, Ormoc, Antique, Tacloban, Naga, General Santos, and Iligan.

To date, Robinsons Malls has installed solar power projects in 23 of its malls with a total capacity of 31 megawatts. From 2015 to 2020, these solar power installations allowed the mall operator to generate 92,084,091 kW-hr of clean energy for its own use — equivalent to the energy usage of 7,859 homes for one year, 14,193 passenger vehicles driven for one year, or 7,938,399,108 smartphones charged.

According to its latest sustainability update, Robinsons Land Corporation was able to generate more than P200 million in savings from its growing solar power portfolio last year.

Robinsons Malls’ increasing reliance on solar energy demonstrates the property firm’s commitment to protect the environment from the adverse effects of carbon emissions and become an industry leader in efficient energy use.

RL Commercial REIT Set to Become the Country’s Largest Real Estate Investment Trust

Ph’s Largest REIT could raise as much as Php23.5 Billion

RL Commercial REIT, Inc. (RCR), a real estate investment trust backed by the Gokongwei Group’s Robinsons Land Corporation (RLC), has set its initial public offering price at Php6.45 per share. RCR’s ongoing offer period runs until September 3, 2021, while its listing date on the Philippine Stock Exchange is tentatively set for September 14, 2021.

RCR’s IPO consists of 3.34 billion common shares with an overallotment option of up to 305 million common shares to be sold by Robinsons Land. Proceeds from the offer, which stands to raise up to Php23.5 billion, will be received by RLC as the selling shareholder, and will be reinvested according to the REIT’s Reinvestment Plan, viewable here.

Largest Market Capitalization

At the set offer price, RCR will have the largest market capitalization among the country’s listed REIT companies. “With the attractive IPO price of Php 6.45 per share, we will be starting with a market capitalization of Php 64.2 billion — the largest market capitalization among all REIT IPOs existing and upcoming so far,” said RCR President and CEO Jericho Go. At an IPO price of Php6.45 per share, RCR’s implied 2022 dividend yield is 5.96%.

With an enviable distribution of properties across Metro Manila plus other key cities and urban areas in various regions, RL Commercial REIT has the widest geographical coverage among all other REIT companies in the Philippines.

Largest in Portfolio Valuation and Asset Size

As of June 30, 2021, RCR’s portfolio boasts a total gross leasable area of 425,315 square meters, with an aggregate appraised value of Php 73.9B. This represents a record-high portfolio size by GLA and appraised value among the country’s publicly listed REITs.

Widest Geographical Coverage

Consisting of 14 commercial real estate assets, RCR properties can be found in the major central business districts of Metro Manila, such as Bonifacio Global City, Makati, and Ortigas, with significant holdings also in Mandaluyong and Quezon City. RCR has also established a foothold in key cities and urban areas outside Metro Manila such as in Naga, Tarlac, Cebu, and Davao, making it the REIT with the widest geographical coverage in the Philippines.

“The bigger the size, the greater the opportunity to generate income and improve yield,” shared Go.

REITs are defined as companies that own, operate, or finance income-producing real estate ventures. In the case of publicly traded REITs, which is the aim of RCR’s IPO, they offer investors a means to invest in the real estate market, without having to buy actual property themselves. Go also noted that in the Philippines, REITs are considered income-generating instruments that are mandated to distribute at least 90% of their earnings as cash dividends to shareholders.

In relation to the group’s highly varied and well-distributed land holdings, Go says, “The diversification model of RCR is truly unmatched. A wide geographical coverage is the answer to concentration risk. If something happens to one location or city, good or bad, you don’t miss out on the good and when things go bad only portions of the portfolio, which are within that locality will be affected.”

Strong Backing from Robinsons Land Corporation

RCR enjoys the full support of Robinsons Land and has access to the real estate firm’s high-quality expansion pipeline. RLC has existing office assets and business process outsourcing spaces located within its various commercial centers, as well as projects that are in various stages of construction. As a starting point, RLC and RCR entered into a memorandum of understanding for the potential acquisition of 40,000 to 100,000 square meters of gross leasable area within the next 18 months.

Projects in the RLC pipeline provide RCR with the potential to acquire approximately 422,000 square meters in gross leasable area. “This addresses the inorganic growth opportunity for the company,” said Go. He added, “There is a clear path towards growth and profitability. The very high occupancy level of all 14 assets in RCR ensures a steady income stream. The built-in annual escalation of 3 to 5 percent on rentals, as incorporated into the contracts, allow for organic growth.”

Longest Land Lease Tenure

To further demonstrate its strong support to the REIT, RLC extended long-term land leases — some as long as 99 years — to RCR, making it the REIT with the longest land lease tenure among Philippine REITs to date. With an average lease span of 89 years across all properties, RCR is poised to enjoy long-term sustainability and predictability.

By excelling in four key areas – market capitalization, portfolio size, geographical coverage, and land lease tenure – RCR appears all set to have a successful stock market debut. According to Go, “It is not surprising, therefore, that with RCR’s pole position in many categories for REIT listings, that it is poised to become the bellwether of office REITs in the Philippines.”

Change up your commute with Robinsons Place Manila’s ETRIKES sa Kamaynilaan

To cater the needs of its shoppers and the commuting public, Robinsons Place Manila in partnership with the Local Government of Manila City recently launched its “ETRIKES sa Kamaynilaan” services that the general public can use as an additional mode of transportation.

There will be ten (10) e-trikes deployed daily in the following location of the mall’s vicinity to cover adjacent routes like Adriatico, Sta. Monica, and Midtown Driveway Area from 10:00 AM to 9:00 PM. Other routes covered by these e-trikes are any point in Manila like  the busy districts of Ermita, Malate, Binondo, Tondo, Divisoria, Otis, Paco, Sta. Ana, San Andres, Sta. Mesa, Vito Cruz, and other nearby locations as long as it is within the boundary of the city. And as a safety measure, wearing of face shields and face masks, and physical distancing are strictly being observed.

Robinsons Place Manila is the only private company accommodated and considered by the city government to have these services available whereas this initiative is also aligned with the mall’s chosen beneficiary last Christmas season, the displaced jeepney drivers. Since most of our trusted jeepney drivers were greatly affected by the pandemic, they are now deployed and currently plying the roads of Manila as e-trike drivers.

This partnership will benefit not just the commuters but also the transportation sector that has been affected by the current health crisis. Most notably, this is also a big step towards having a more environment-friendly mode of transport.

The project is part of the company’s digital transformation program to improve the customer experience of its clients. As it was already in development before the Covid-19 pandemic, myRLC was released in the early days of the lockdown, a timely move that was highly appreciated by RLC Residences condominium dwellers.

Before the release of myRLC, homeowners and renters had to manually accomplish the tasks normally associated with condominium living. Raising inquiries or concerns would require a call or visit to the administration office, while paying bills might entail a trip to the bank.

Through the myRLC homeowner’s portal, residents can now process and accomplish their inquiries—and so much more—from the comfort of their home or office. Using their myRLC account, residents can access billing statements and pay their dues with just a few clicks. They can also easily file forms for gate passes or work permits digitally.

Due to the strict health and safety guidelines implemented in the lockdown, handling home repairs and maintenance can be difficult. That’s why myRLC users have been provided access to Ring Rob Concierge, an online digital concierge, to book professional services, order water refills, and even schedule laundry pick-ups online.

The current pandemic has also underscored the importance of receiving timely news and announcements. myRLC supports this by providing a venue to disseminate community updates and information, bringing the RLC community close together. The portal also features a marketplace that allows enterprising residents to sell or buy items from residents within their community.

myRLC Homeowner’s Portal is currently available to 14 of RLC’s residential properties and is progressively expanding to other developments with the goal of creating better customer experiences and building stronger community connections among RLC residents.

Its launch is part of a grand plan which seeks to benefit all RLC residents in the near future. “We strive to continuously elevate the services we provide in the residential developments. myRLC surely takes us another step towards that very path,” says Henry L. Yap, Business Unit General Manager of RLC Residences. “We are very proud to be able to introduce this especially during a time when staying indoors and avoiding physical contact are very important to our overall health and safety.”

Remembering Mr. John

by The JG Summit Team

A look back on the exceptional life of JG Summit founder John Gokongwei, Jr.

John L. Gokongwei, Jr. (11 August 1926—9 November 2019) devoted much of his 93 extraordinary years in this world to making the lives of all Filipinos better.

Despite his humble entrepreneurial beginnings—he got his start in business at the tender age of 13 by selling peanuts cooked in garlic—he went on to build a diversified business empire composed of companies that boldly challenged the status quo and became major players in their respective fields.

Today, JG Summit holds significant interests in air transportation, banking, food, power, property and hospitality, and petrochemicals. Despite the scope of his empire, his business philosophy, at its heart, was simple: provide consumers with wider choices at a fair price, and always with great service.

This Mall Helps Make Commuting Safer & Greener in Mandaluyong

by Robinsons Land And JG Summit Teams | Sep 4, 2020

Going out—whether to buy necessities, to eat out with friends or loved ones, or simply to get to work—hasn’t been as easy or convenient as it once was since the outbreak of the coronavirus pandemic.

To help bring a sense of normalcy back into people’s daily lives, Robinsons Malls has partnered with the Mandaluyong Transport Service Cooperative to address the needs of its shoppers and the commuting public. For those clamoring for better transportation options, a modernized e-jeepney terminal at Forum Robinsons has been set up to serve those commuting along the Forum Robinsons Complex-Kalentong/JRC route in Mandaluyong.

From left: Paul Evaristo, Transport HR; Alvin Tolosa, Transport Operations Manager; Artemio Beluan, Mandaluyong Transport Service Cooperative chairman; Karl Colonia, RLC Mall Operations Manager; and Raymie Delos Reyes, RLC Transport Head.

Trips are scheduled at 30- to 40-minute intervals with operations throughout the week, from Monday to Sunday. Practicing the recommended physical distancing, each e-jeep can accommodate a maximum of 13 passengers. As a safety measure required by the local government, the transport group installed plastic barriers between passengers and requires all passengers to sign their safety manifest for proper contact tracing.

The e-jeeps can pick-up passengers along the way, but drop-offs can only be made at designated jeepney stops to minimize delays and help maintain the smooth flow of traffic.

While commuters stand to benefit greatly from the Robinsons Malls and MTSC partnership, it will also provide a boost to jeepney sector that has been affected by the current health crisis. Notably, the e-jeeps also are a big step forward in promoting a more environment-friendly mode of transport, doing their part to minimize pollution on Metro Manila’s roads.

After all, these frontliners are also waging war against the threat of coronavirus disease 2019 or COVID-19.

In the Philippines, when the Enhanced Community Quarantine (ECQ) was imposed by the government in the whole Luzon island, most of the labor force were ordered to work from home. But for others, this was not an option. Today’s frontliners are composed of medical and healthcare workers, police officers, security guards, cashiers, warehouse staff, maintenance personnel, and others who continue to go to work and clock in despite the danger of the virus.
